Be it enacted by the General Assembly of Virginia:

1. That the Code of Virginia is amended by adding a section numbered 55.1-604.1 as follows:

§ 55.1-604.1. Deed of gift; recordation; requirements.

No clerk shall record a deed of gift conveying real estate unless such deed is accompanied by a document certifying that a title search has been completed for the real estate subject to the deed and stating any matters affecting the title of property, including all title defects, liens, and encumbrances, that were found by the title search.
