SUMMARY:

Virginia Residential Landlord and Tenant Act; noncompliance with rental agreement. Provides for the expedited hearing of actions where a breach of the tenant's obligations under VRLTA or the rental agreement involves a criminal or willful act which is nonremediable and which poses a threat to the health or safety of the tenant or other tenants. If successful, the landlord may terminate the rental agreement immediately and proceed to obtain possession of the premises within 15 days from service on the tenant in violation. Under current law (§ 55-248.35) the landlord would have to commence an unlawful detainer action.

This bill is a recommendation of the Virginia Housing Study Commission.
