SUMMARY:

Local governments; affordable dwelling unit ordinances. Authorizes all localities to amend their zoning ordinances to require developers of higher density residential projects to construct housing for low- and moderate-income households in exchange for an increase in the number of units permitted in the development. Currently, only 18 localities are so authorized. The bill also authorizes localities to grant developers an additional density bonus of up to 10 percent on affordable dwelling unit projects if the developer agrees voluntarily to offer appropriate contributions directed at construction or support of local mass transit needs. The bill contains technical amendments. This bill is a recommendation of the Housing Study Commission.
