Be it enacted by the General Assembly of Virginia:

1. § 1. That beginning with the effective date of this act and ending 90 days after the termination of any declared public health emergency related to the COVID-19 pandemic, referred to in this act as the "covered period," the provisions of subsection D of § 55.1-1201 of the Code of Virginia shall be suspended. During the covered period, (i) a guest who is an occupant of a hotel, motel, extended stay facility, vacation residential facility, including those governed by the Virginia Real Estate Time-Share Act (§ 55.1-2200 et seq.), boardinghouse, or similar transient lodging and who uses such lodging as his primary residence for any length of time and (ii) the innkeeper or property owner of such lodging, or his agent, shall be subject to the provisions of the Virginia Residential Landlord and Tenant Act (§ 55.1-1200 et seq. of the Code of Virginia) as tenant and landlord.

2. That an emergency exists and this act is in force from its passage.
