SUMMARY AS INTRODUCED:

Restriction on number of adults residing in a dwelling unit. Provides that any locality may include in its zoning ordinance restrictions on the number of adults residing in a dwelling unit based on the lot size and the zoning category. Such an ordinance shall provide (i) exceptions for the temporary presence of adults who have a legal residence elsewhere, (ii) for at least three adults in any dwelling unit, (iii) for a cap of no less than eight adults in any dwelling unit in an area zoned for lots of one acre or larger; and (iv) that the provisions of such ordinance do not apply to group homes and residential facilities as defined in § 15.2-2291.
